With water damage, the cause decides everything. A sudden pipe break is usually covered. A slow leak, wear and tear or poor upkeep usually isn’t, and insurers reach for those first.
Our licensed public adjusters find where the water came from and how far it went, inside walls and under floors, and build the claim for all of it: the tear-out to reach the leak, the drying and the repairs. The first review is free.
A denial over the cause can often be turned around. Call us before you accept it.
Water claims are won or lost on the cause. Here’s how we answer the insurer’s lines.
Many policies exclude water that seeps out slowly over time, so insurers reach for it first. We trace the leak to its source and document how it failed, because a pipe that breaks all at once is a different claim from one that dripped for months.
Often true, and only half the answer. Many policies that won’t pay to fix the pipe still cover the water damage it caused and the cost of opening walls, floors or a slab to reach it. We make sure that part is in the claim.
Old pipes, cast iron drains and water heaters do wear out. The water damage a sudden failure causes is a separate question, and we document the break and everything it ruined, so the claim isn’t decided on the age of the pipe alone.
Water travels. It wicks up walls, runs under flooring and soaks cabinets and subfloors in the next room. We map how far it spread with moisture readings, so the estimate covers every room it reached.
Blueprint Claims has settled over half a billion dollars in commercial and residential claims with 15 years in business. Don’t settle for less, get the money you deserve. Fight for your claim!

Usually, when the water came out suddenly: a burst supply line, a failed water heater, a broken drain or an AC line that let go. Most homeowners policies cover the water damage, and many also pay to open walls or floors to reach the leak. What they exclude is damage that built up slowly, rot and mold from a long leak, and often the cost of fixing the pipe itself.
That’s why the facts of the leak matter. Call us before the plumber closes the wall, so the cause is documented while it can still be seen.
Sudden water damage
Tear-out to reach the leak
Every room it reached
A leak under the slab or a cracked cast iron drain stays hidden until the floor buckles or the water bill jumps. Insurers often call these wear and tear, and many policies won’t pay to replace the pipe. The damage the leak caused, and the cost of breaking into the slab or floor to reach it, is often a different story.
Frozen pipes are similar. Most policies cover water damage from a pipe that froze and burst, but many exclude it when the home was left unheated. Insurers check that first, so call us before you give them a recorded statement.
Where the pipe failed
Slab and floor access
Flooring replacement
Usually not. A standard homeowners policy excludes flood: rising water, storm surge and surface water that flows in at ground level. That goes to a separate flood policy, which has its own rules and its own short deadline for a signed proof of loss.
Water that comes in from above is a different claim. Rain through a roof opened by wind, or a pipe that bursts inside the house, usually goes to your homeowners policy even during a storm. Many homes have both claims at once, so call us before you accept either answer.

We know how buildings are designed, how they are built, and how to spot the damage most people miss. On complex claims like fires with structural damage or hidden issues, that construction insight and policy knowledge lets us build a stronger claim and challenge a low offer with real authority.

Waiting to see what the insurance company does is how good claims run out of time.
The adjuster the insurance company sends works for them, and the first estimate often stops at the stain they can see. Have us check how far the water really went before you settle for it.
Insurance companies often deny claims as wear and tear, old damage or not covered. That letter is their side of the story, not the final word. The right proof can change it, but the window to act is short. Call us before you take no for an answer.
Stop the water and start drying, but take photos and video before anything is torn out or thrown away, and keep the failed pipe or part. Once it’s gone, it’s your word against the insurance company’s. Call us first, and we’ll document it the right way.
Don’t wait to see what they do. Call today and let a licensed public adjuster review your options while you still have them. Your policy review is free.

Answers to the questions homeowners ask us most about leaks and water damage.
Often, yes. Insurers deny many water claims as slow leaks, seepage or wear and tear. We find where the leak started and how it failed, read the denial against your policy, and build the proof to turn it around. Call us before you accept it.
Each policy will point at the others: the association's, your neighbor's and yours. Don't wait for them to sort it out. The damage inside your unit is often a claim on your own condo policy, and we handle that claim. Call us before you accept a no.
Usually the water damage is, even when the water heater itself isn't. Insurers sometimes argue the tank leaked slowly for weeks before anyone noticed. Keep the old tank, take photos before it's hauled away, and call us before the cleanup is finished.
Often, when the leak was sudden: a clogged drain line that overflowed, a cracked pan or a line that came loose. Insurers push back when it looks like a slow drip. We document what failed and what the water reached, so the claim covers the ceiling, walls and floors, not just the stain. Call us for a free review.
Usually. Most policies cover water damage from a pipe that froze and burst, and insurers look hard at whether the home was heated. Call us before you give the insurer a recorded statement.
Often, when the mold came from a covered leak. Insurers often pay for the water damage and deny the mold, so we document the leak and the mold together as one loss. Read more on our mold damage page, or call us for a free review.
You pay nothing upfront, and if we don't recover money, you owe us nothing. Our fee is a percentage of what we recover for you, set in writing before you sign, and never more than your state's law allows. Call, and we'll walk you through how it works on your claim.
Call us before you call them. What you say on that first call can hurt your claim, and most policyholders don't know which words give the insurance company a reason to pay less or deny. We'll help you report it the right way, so call as soon as you find the damage.
You can hire us before you file, in the middle of a claim, or after the insurer pays too little. Many of the nearly 7,000 claims we've handled started just like yours. Don't sit on a low check, though: the deadlines to ask for more keep running. Call us now, while you still have time.
