Trail Heights Community Association Roof Claim

Residents reported water damage, and the property manager was recommending a special assessment to pay for new roofs.

Appraisal award $2 million

Tile roofs across a homeowners association community

What happened

The homeowners association’s president called us after several residents reported water damage in their units. The property management company was recommending a special assessment to pay for re-roofing every building.

Our investigation found that the roofs had failed from Hurricane Irma’s wind. We reported the loss to the association’s insurance carrier, which agreed to cover the damage but said the roof tiles could be saved and repaired instead of replaced.

We disputed that and took the claim to appraisal, which ended in a $2,000,000 award. The roofer replaced every roof, and the association used the rest to re-stucco and paint, with no special assessment for residents.
